    MAINTENANCE CONTRACTS & SERVICE

The reason behind an aerobic maintenance contract is to insure the proper use and operation of your system. The maintenance contract is required for the life of an aerobic system by the County in which you reside. The maintenance provider that you hire to service your system is legally obligated to service your system in accordance with the state and County laws. If a maintenance provide does not show up to maintain your system, they are subject to fines and legal consequences just like the property owner.

It is the property owner’s responsibility to inform their County of any maintenance provider not doing their job.

What is done on a Maintenance Inspection

    Mandatory Inspection Includes:

    • Clean intake filter on air compressor
    • Clean bio filter in clarifier
    • Clean effluent filter
    • Check pH level in pump tank
    • Check chlorine residual
    • Check sludge level in pump tank
    • Inspection of control box
    • Inspect water pump and distribution system
    • Inspection on alarm systems
    • Inspection of timer
    • Secure all inspection lids
    • Inspection report shall be filled out and a copy left on the property
    • All reports submitted to your county for you

How does a Maintenance Contract Benefit You?

By hiring a professional licensed maintenance provider, it helps insure the life of the mechanical parts on the system, proper operation, and health safety. All our technicians are trained on all types of aerobic system and educated on the rules. By keeping your system in good working order, you will have no worries.

You should have a Maintenance Contract because:

    • The laws of the county health department, public works department, city or other septic permitting agency in your area may REQUIRE that your aerobic septic system be maintained by a company such as ours on a regular basis. This maintenance involves a written agreement between the homeowner and the maintenance provider. This agreement and subsequent written inspection reports are filed with the agency.
    • Even if a maintenance contract is not required by law for your aerobic septic system, regular inspections by a licensed professional will help protect the health of you and your family. If your system is not working properly you could be exposed to infectious bacteria that can cause illness and/or disease.
    • Regular maintenance off your aerobic septic system by a licensed professional can prevent a small problem, which if detected early might be repaired for a nominal charge, from becoming a major, very expensive emergency.
    • If you have a maintenance contract with a licensed, professional maintenance provider, he will know you, your family’s lifestyle and the history of your aerobic septic system and can hit the ground running if there is a problem with your system.

Questions to Ask your Potential “Maintenance Provider”

Although company licenses/registrations are not necessarily required by the State of Texas, the company you deal with should have a state-licensed maintenance provider on staff and state-registered technicians. You can check out all licenses and registrations on the Texas Commission for Environmental Quality web site: wwvv.tceq.state.tx.us (TCEQ)

    • Does the company have office personnel to answer your calls? You want a company with good record keeping and consistent organization, so you will know that someone will be available within a reasonable amount of time in case you need service or have a question. If the company has a fax line, e-mail, or a web site, that will give you additional ways to communicate with their personnel.
    • Is the maintenance provider certified by the manufacturer of your brand of aerobic septic system? This is no longer a state requirement; however, it makes good sense to hire someone to maintain your aerobic septic system that has the knowledge and skills required to be manufacturer certified.
    • How long has a company been in business? These innovative, advanced aerobic septic systems require experienced and qualified technicians to service and monitor them.
    • Be sure and check out your potential septic company at the Better Business Bureau web site. For the Greater Houston areas, the web site is: www.houston.bbb.org.
    • Does the company stock an inventory of repair parts and components for your aerobic system? Do they always have to order parts?
    • Do the technicians have uniform shirts when they come onto your property? If it is necessary does the company call the property owner before coming onto the property?
    • Does the company provide you a copy of each inspection report?
    • Does the company place the state-required weather-resistant tag on the systems, and date it each time they are on your property?
    • Does the company provide you with an agreement/contract clarifying the obligations of the maintenance provider and the property owner?
